Refinancing Your Home - For People With Bad Credit - How To Get a Low Rate & Better Terms
No matter what kind of credit problems you might have in your past, there are things you can do to get a lower rate and better terms on a refinance mortgage.1. Strengthen Your Employment Factor - Stay at your job. See if you can get an increase in salary. With past credit problems, lenders will be looking more closely at the time you have spent at your job and at your salary. They will calculate your debt to income ratio. With bad credit, your debt-to-income ratio will need to be well in the clear.2. Apply With at Least 2-3 Different Companies - If you have any equity in your home at all, you have something to work with. Yet, mortgage brokers have a tendency to make subprime borrowers feel like they have very few options. Most lenders nowadays have programs for borrowers with all types of credit. Subprime mortgage loans should be only 1-2 points above prime interest rate, depending on the borrowers credit.3. Refinancing From a Variable Rate or ARM to a Fixed Mortgage - A variable rate mortgage is sometimes good when you start out in a home, to take advantage of low rates, but once you find a period where interest rates might start climbing and your "rate lock" period is almost over, you might want to consider moving to a fixed rate mortgage loan for long

As you read this article you'll find that the subject of web site traffic is certainly no exception.Offer additional value on your website for affiliates and partners. You can place links to their sites and products, for example, and ask them to do the same for you. In addition, you can advertise affiliate or partner books or videos if these products relate to your industry, and are not in competition with your own product or service line.Make your content USEFUL. Think about your target audience and what they may be coming to your site to see, learn or buy. THEN DELIVER THAT! Search engines and keywords can bring people to your site, but if your content is not useful or doesn't live up to your sales pitch, your prospective customer may leave and never come back. Your web site traffic will faint in stead of growing. Before you submit your website to search engines and directories, which is an absolute must to get more web site traffic, be sure you are ready. Don't submit websites that are incomplete. Have a plan for how and when you will contact these search engines and include information about your website, a description, keywords and any other information that may be pertinent, including the name and contac
Galatians 5:6 For in Christ Jesus neither circumcision nor uncircumcision avails anything, but faith working through love.

Faith is one of my favorite topics to teach. I have found that it is the very foundation to our relationship with God the Father. We can not have or sustain any kind of relationship without it. He said in His Word ….

Hebrews 11:6 But without faith it is impossible to please Him, for he who comes to God must believe that He is, and that He is a rewarder of those who diligently seek Him.

If we don’t believe that He is, we will not come to Him nor seek Him. Because of this we will never receive the reward that diligent seeking provides. I have learned through God’s Word and by experience that truly the very foundation of our faith is based on love. This love that I am talking about here is agape. Agape is the Greek word meaning the love of God or the God kind of love. It is the highest form of love there is. It is the same word translated love in John 3:16.

John 3:16 "For God so loved the world that He gave His only begotten Son, that whoever believes in Him should not perish but have everlasting life.

This is an unselfish kind of love that literally puts others first. God’s Word tells us that God is love. This is not just one of His attributes but what He is.

1 John 4:8 He who does not love does not know God, for God is love. 4:10 In this is love, not that we loved God, but that He loved us and sent His Son to be the propitiation for our sins. 4:16 And we have known and believed the love that God has for us. God is love, and he who abides in love abides in God, and God in him.

This is a truly profound statement. The Apostle John had great understanding in this area. I don’t claim to have all the answers but I know first hand that people who have learned to walk in this higher agape form of love have God’s protection and hedge up around them. This does not mean there are not problems in the world that will try to come against you. We know that if you are living Godly in Christ Jesus you will be persecuted. (2Tm: 3:12.) History tells us that the Apostle John was put alive into boiling oil and they could not harm him. Was he special in some way? With this in mind let’s go back and read our last verse of

Scripture. 1 John 4:16 And we have known and believed the love that God has for us. God is love, and he who abides in love abides in God, and God in him.

This is not saying bad things will not come your way, it is saying that if you are truly abiding in God’s love then God will abide in you. How can we fail if we are truly abiding in God?

How to Use Layering Questions to Better Qualify Prospects
First, for those of you who have seen me live, you know that I am big on questioning your prospects during the qualification stage. As I’ve said -- they have all the answers as to why they'll buy or not buy, and it is your job to get them to tell you. While asking questions is certainly a good start, you'll get the most thorough and complete information if you use layering questions.Layering questions are simply questions that go a little deeper into an area or concern so that you get to the root of what really drives your prospect. An example of a layering question goes like this: “Who are you going to be talking with about this decision?" (A nice assumptive question). And when they say their spouse, you then layer the question by asking – “And what do they think you should do about this?"Knowing this kind of information gives you the edge when it’s time to close. And layering questions are exactly what you use to get it.Layering questions are effective, powerful and easy to ask. Yet 80% of sales reps never use them. The top 20%, on the other hand, know their value and ask them all the time. It's part of what makes them the top 20%.Examples of other layering questions you can use:“If you decide to move on this investment, how much would you put into i

    Three Perspectives on Lean
There are at least three different perspectives on Lean. The first was Shigeo Shingo’s industrial engineering perspective. There are currently ongoing debates about Shingo’s influence on the Toyota system. The facts are that he taught Industrial Engineering courses at Toyota for over 25 years from 1955 onwards. He taught the people who implemented Lean the engineering principles behind it. He saw Lean in terms of Non-Stock Production – producing with minimal inventory. There is a grain of truth in Dan Jones’ comment above, in that Toyota have never been too interested in theory, only practice.Shingo was a theorist as well as an engineer, and his theory was articulated as far back as 1946. The theory was that manufacturing is a network of process (product flow) and operations and that non-stock production meant focusing on flow not individual operational efficiency. He derived this from Henry Ford’s dictum that the longer anything is in the factory, the more it costs, at exactly the time when Sloan and GM were doing the direct opposite. How much Toyota were influenced by this theory, or how far Shingo’s theory is just an explanation of Toyota’s developing practice is being debated, but there is a match between theory and practice. The overarching theory behind this is the theory of demand

1 Corinthians 13:8a Love never fails.

This gives us much to reflect upon. Has the body of Christ been walking in the reality of this truth? I am speaking for myself when I say I seek to abide in Him and Him in me in a more profound way. I realize this is an ongoing process that we must all learn to walk in, however I believe we have just barely scratched the surface in our love walk. I know I have, I’m not pointing my finger at anyone.

Let’s look on at the Word of God.

1 John 3:23 And this is His commandment: that we should believe on the name of His Son Jesus Christ and love one another, as He gave us commandment.

A commandment is an edict or a statue. It is true we are not under the law of the Old Testament, however we are under the law of God’s love. This is a higher law that supercedes all the other laws of the entire Bible.

Matthew 22:37. Jesus said to him, " `You shall love the Lord your God with all your heart, with all your soul, and with all your mind.'

    38. "This is the first and great commandment.

    39. "And the second is like it: `You shall love your neighbor as yourself.'

    40. "On these two commandments hang all the Law and the Prophets.''

This is truly an incredible thing. We read right through this as if it were reading the begats. I believe that if we can learn and understand this holy precept of God’s Word, we as the body of Christ will step into a new area of God’s divine presence and glory. We’re not going to walk in it any other way. We have to start where we are. God’s Word shows us that the God Himself will teach us.

    1 Thessalonians 4:9 But concerning brotherly love you have no need that I should write to you, for you yourselves are taught by God to love one another;

God has given us this commandment for a very good reason. I don’t know if you have ever considered this, but God is on our side, and He wants us to succeed. However He has set up certain rules within His Holy Word that He will not override. When Adam fell He turned the authority that God had given him over to Satan. God could not just go in and override Adams decision. The authority Adam had was real, and he had the legal if not the moral right to do what he did. If God were to override Adams authority that would make him a usurper. A man lost the authority given him and a man had to get it back. God had to send a man to give us back the authority that was lost through Adam. That man was Jesus. This authority has been restored to us through Jesus Christ, but in order for us to walk in the reality of it, we have to do it God’s way. We have to walk in the love of God as He gave us commandment if we are going to walk in this higher reality. He gave us commandments so that we would do that very thing. As any loving father would give direction and instruction to his children our He
